Design & Access Statements

From 10th August 2006, some types of planning and listed building applications must be accompanied by a "Design and Access Statement". A DAS will only need to be submitted with Major planning applications, developments in a Conservation Area for one or more dwellings, or 100 sqm of building floor space and listed building consent applications or a World Heritage Site (full and outline).

Such a statement must appraise the context of the proposed development and cover both the design principles and concepts that have been applied to particular aspects of the proposal - these are the amount, layout, scale, landscaping and appearance of the development.
